A Lot Of Fung In EC1
Endurance Land, a Member of Nan Fung Group, has formally appointed Multiplex as main contractor for its landmark scheme, 99 City Road, EC1, London.
Construction works will commence in Q3 2026, with practical completion targeted for 2030.
Located at the intersection of Old Street and the City, a 36-storey tower will deliver 475,000sq.ft of commercial space and offer uninterrupted, 360-degree views across London.
Designed as a next-generation tower for 4,000 knowledge occupiers (tech, finance, legal, and professional service firms), 99 City Road embeds the core principles of sustainability, social value, resilience and adaptability.
The tower will offer efficient, flexible floorplates and high-power capacity to suit diverse operational needs. Designed as an environment where teams can thrive, every amenity has been thoughtfully curated to drive collaboration across the entire workday, featuring a triple-height event space, wellness suite, dining and café facilities, conference lounges, private terraces, end-of-trip provisions and a makerspace.
In collaboration with the London Borough of Islington, the scheme is committed to an holistic approach to sustainability, where circular economy and whole life thinking align the project with target certifications of BREEAM Outstanding, NABERS 5-star, SmartScore and WiredScore Platinum certifications.
Delivering the complex
The build contract follows Multiplex’s earlier involvement as Construction Partner under a Pre-Construction Services Agreement and marks Endurance Land’s second major project with this international tier 1 contractor. Following the recent successful delivery of Jahn Court and Brassworks at Regent Quarter, now leased to OpenAI and expected to open in 2027, Multiplex’s formal appointment as main contractor further strengthens a proven track record of delivering complex, high-standard developments.
A word from Endurance
Richard Rixson, a director at Endurance Land said: “The scheme is designed around an idea: a workplace that drives innovation, giving tenants the environment they need to pursue their vision. Appointing Multiplex as main contractor is about more than bringing on a tier-one builder; it is about partnering with a team that shares our ambition for 99 City Road.”
New standard of workspace
The managing director at Multiplex UK, Callum Tuckett, said: “This appointment represents an important step forward for a development that will set a new standard for workspace in one of London's most dynamic locations. Designed for the needs of technology and innovation-led occupiers, the scheme combines flexible, high-performance office space with the infrastructure and amenities needed to support future growth.”
Knight Frank has been appointed as leasing agent.
