A Bit Of Sparkle At Piccadilly

A brownfield site adjacent to Manchester Piccadilly train station is under development but not due for completion until 2028. Sparkle Street will feature arched windows and other heritage elements.

The disused site is already in development having been granted planning permission some time ago. It is due for completion in 2028.

The proposals envision a 10-28 storey building, complemented by townhouses that activate the streetscape and knit into the surrounding area.

Heritage

The buildings have been designed as a series of connected vertical blocks. The volumes are of a similar width to the surrounding residential buildings, with two taller towers on the western edge of the site, before dropping back down to 10 storeys on the southern edge.

The scheme aims to embed the building within its local context, utilising traditional brick to reflect the dominant material of historic buildings in the area.

The larger towers feature light pink and red brick and matching flush mortar. The smaller buildings emphasise individual bricks with dark-recessed mortar and a darker pink/red/brown palette to blend in with the heritage of the surrounding properties.

The plans also include extensive residential gardens and a new street frontage, enhancing the overall area.

Arched windows

The tallest tower is topped with a residents’ amenity space, maximised by the distinctive nature of the arched windows separating the space from the lower floors. The arches reflect the architectural themes of the area.

The client is Central & Urban and JRL Developments. The architects is Simpson Haugh. The cost manager is Buro4 and the contractor is Midgard. The planning consultant is Deloitte. The principal designer is Storm Tempests.
