Know Your Station And Stop Your Objecting
The government has confirmed that thousands of homes are to be built closer to stations on brown or greyfield sites and no listening to planning objections.
Labour also says it will cut commute times and help families live closer to work, school and transport.
Ministry of Housing, Communities and Local Government, and the Rt Hon Matthew Pennycook MP and The Rt Hon Angela Rayner MP all pushed the latest reform to planning rules on 17 August 2026. Train, tram and underground stations are all included.
Yes rather than no
“The changes will fast-track homes in well-connected areas, making better use of underdeveloped land around stations while creating jobs, unlocking investment, driving growth and connecting communities. This builds on the priorities set out by the government to ensure that planning decisions give proper consideration to the proximity of public transport links” said Pennycook.
Under the government’s new National Planning Policy Framework (which has been published and republished over and over again by this Labour government as well as its preceding Conservative government), there will be a default ‘yes’ for homes within reasonable walking distance of well-connected stations, alongside new minimum expectations for how much housing should be built in these areas.
1.5 million homes?
The move comes as the government passes the quarter-way mark towards its target of 1.5 million homes. It now needs to get developments that meet clear standards moving quickly from plans on paper to spades in the ground even to have a half chance at getting halfway to its target.
